The Two Room Types, Described Plainly
Sixteen rooms is a small number, and we have resisted every temptation to invent extra categories to make the price list look grander. There are two, and the difference between them is size, outlook and how many people sleep in them. Nothing else changes. The bedding, the heating, the hot water and the breakfast are identical in both.
The Deluxe Double Room is the room most people book. One double bed for up to two guests, a private balcony, a lake view, air conditioning, a proper bath and shower, flat-screen television, free toiletries, a desk and a dining area with its own table. It runs at PKR 9,180 a night, down twenty percent from PKR 11,475, plus PKR 918 in taxes and charges.
The window does the work in a Deluxe Double. You wake, you turn your head, and the Karakoram is already lit while the valley floor is still in shadow. Photographers and anyone here for the landscape should take one and nothing else. There are only a handful of them, and they are the first thing to disappear in September.
The Economy Single Room is the compact option: one single bed, one guest, free Wi-Fi, and the same heating, hot water and breakfast as everywhere else in the building. It is PKR 10,800 a night, down from PKR 13,500, plus PKR 1,080 in taxes. Both room types carry free cancellation up to the afternoon before arrival, no prepayment and no credit card at booking.

How Skardu Hotel Prices Actually Work
Room prices in Skardu are seasonal to a degree that surprises people arriving from Lahore or Karachi. The same room can differ by a factor of two between February and August, and that is not opportunism. This is a valley with a short earning window. Between June and mid-September a hotel takes most of the income that has to carry it through five thin months, and every property in Baltistan builds its rate card around that fact.
There are three broad bands. Peak runs from late June to the first week of September, plus the cherry blossom fortnight in April, and rates sit at their highest with the shortest cancellation window. Shoulder covers May, late September and October, when the valley is arguably at its best and prices drop meaningfully. Low season is November to March, when Skardu freezes, half the town closes, and rooms here can cost less than half of an August night.
Public holidays behave like their own season. Eid, Independence Day weekend and the long weekends that follow them compress a month of demand into four nights. If your dates fall on one of those, book far earlier than feels reasonable and expect peak pricing regardless of the calendar month.
We quote a nightly rate by telephone or WhatsApp rather than publishing a fixed number here, for one honest reason: the exchange-adjusted cost of diesel, fresh produce and staff wages in this valley moves within a season, and a stale figure on a web page helps nobody. What we will always do is quote you the same rate we quote everyone else for those dates.
What Moves the Rate
- Season
- Peak from late June to early September and the April blossom window. Low season November to March, often less than half the summer rate.
- Room category
- Two types only. The Deluxe Double Room is PKR 9,180 a night for two people; the Economy Single Room is PKR 10,800 for one. Taxes are quoted separately.
- Length of stay
- Three nights or more usually earns a lower per-night rate, particularly outside peak. Ask when you enquire rather than after you arrive.
- Occupancy
- Rates are quoted per room, not per head. An extra mattress and bedding for a child carries a small charge; two adults in a double do not.
- Booking channel
- Online travel agents add their commission to the nightly figure. Direct booking by phone is normally the cheaper route.

What the Rate Includes Before Anyone Hands You a Bill
Unbundling is the quiet frustration of hotel pricing everywhere, and Skardu has its own version of it. A low headline rate that excludes heating in October is not a low rate. We would rather list what the night covers and let you compare like with like.
Every rate includes breakfast, from six in the morning, cooked rather than laid out under a lamp. It includes heating and hot water throughout the cold months, not as an extra line on checkout. It includes Wi-Fi across the building, housekeeping every day of your stay rather than every third day, and as much tea as you can drink in the common room, which for most guests turns out to be a great deal of tea.
It also includes the part nobody itemises: a front desk that watches the flight status for you. Skardu Airport runs on weather, and a cancelled morning flight is a logistics problem, not a mild inconvenience. We hold rooms for grounded guests, rearrange transfers and tell you honestly whether the road is worth attempting.
What sits outside the rate is short and predictable. Lunch and dinner are charged separately from the kitchen. Airport transfers carry a fixed fee that we quote before the car moves. Jeep hire for Deosai, Sarfaranga or Manthokha is arranged through drivers we know and billed at their rate, not ours with a margin bolted on. Laundry is priced per item.

Choosing the Right Room for the Trip You Are Actually Taking

The most expensive room is not the right room for most guests, and we say so on the telephone often enough that it is worth writing down. Match the category to the shape of your trip.
If you are travelling alone and the hotel is a place to sleep before a five o'clock departure, the Economy Single Room is enough. You will be out of the building before the light hits the range, and paying for a balcony you will not be present to use makes no sense.
If this is a first visit to Baltistan and the mountains are the reason you came, take the Deluxe Double Room. The balcony and the lake view are the single largest jump in experience per rupee on our price list. Guests who book the single and then see a Deluxe ask to move; the reverse has never happened.
If you are travelling as a couple for a honeymoon or an anniversary, the Deluxe Double earns its price through the balcony rather than the square metres. Katpana at dusk from your own balcony, with nobody else on it, is the specific thing people remember a year later. And if you are three generations in one booking, we place your Deluxe Doubles close enough together to run a bedtime routine across two doors.

Season by Season: What You Pay and What You Get
April brings the blossom, and for roughly two weeks the apricot and cherry trees turn the whole valley white and pink. Rates rise for that fortnight because domestic travellers plan their year around it. The weather is unreliable, the mornings are cold, and it is still one of the best times to be here.
May and early June are the quiet reward. The passes open, Deosai becomes reachable towards the end of the period, the light is long and clean, and rates sit below the summer peak. If you have flexibility and want value without giving up the landscape, this is the window we would choose ourselves.
July and August are the busiest and most expensive weeks of the year. The valley fills, the road from Islamabad carries a constant stream of cars, and popular spots at Shangrila and Upper Kachura are genuinely crowded by late morning. Book months ahead, and set an early alarm if you want any of it to yourself.
September and October are, quietly, the finest weeks in Skardu. The crowds thin, the air sharpens, the poplars turn gold along every irrigation channel, and prices step down from peak. November through March is a different proposition entirely: sub-zero, beautiful, very quiet, and cheap. Come only if you genuinely like cold, and check with us first about flights and road access.

Booking Direct Versus Booking Through a Platform
We are listed on Booking.com, Agoda, Skyscanner and Tripadvisor, and we are glad to take reservations through any of them. Platforms are useful. They show live availability, they hold your card details, and they give first-time visitors to Pakistan a familiar process with a cancellation policy in writing.
They also take a commission, usually somewhere between twelve and eighteen per cent, and that money has to come from the nightly figure you see. Booking direct removes that layer. It also means you are talking to the person who will actually check you in, which matters when your flight is cancelled at seven in the morning and you need the room held.
For direct enquiries, WhatsApp is the most reliable channel. Send your dates, the number of adults and children, and whether you need an airport pick-up. You will get a rate, a room number and a confirmation, usually within the hour during daylight. A deposit is normally requested for peak-season and holiday dates; outside those, your word and a phone number are typically enough.
One practical note on payment: cash in Pakistani rupees remains the smoothest way to settle a bill in Skardu. Card facilities and mobile networks in Baltistan are functional but not infallible, and ATMs in town run dry during holiday weekends. Arrive with more cash than you think the trip requires.

What We Are Not, at Any Price
Skardu has properties advertising five-star status, and the phrase carries no formal accreditation in Gilgit-Baltistan. It is worth knowing that before you compare rate cards, because you may be paying a premium for a word rather than a service.
We do not have a lift, and some rooms are on the upper floors. We do not have a spa, a gym or a swimming pool, and at this altitude and this water temperature we are not convinced anyone should. Room service exists but is a member of staff carrying a tray up stairs, not a twenty-four-hour operation. Power in the valley cuts; our generator covers the essentials, not every socket at once.
What the rate does buy is a warm room in a cold place, hot water at six in the morning, food cooked by people from this valley, and sixteen rooms' worth of attention rather than two hundred. For most guests that trade is the correct one. For guests who want a marble atrium, it is not, and we would rather say so before you book than after you arrive.
