01

A sixteen-room house, not a chain hotel

What the size of the property actually changes

Sixteen rooms is the whole hotel. There is no second wing, no conference floor and no third breakfast sitting. It is small enough that the person who checks you in is usually the person who answers when you call from the airport at eleven at night to say the flight finally landed.

The rooms come in two types. The Deluxe Double Room has one double bed, a balcony, a private bathroom with bath and shower, air conditioning, a flat-screen TV, a desk and a dining table. The Economy Single Room is a single bed with free WiFi, for one guest. Both are listed with their current nightly rates on our room rates page rather than described vaguely here.

Being small is also why we can be honest about what we do not have. If something is not on the facilities list on the homepage, we do not have it, and the front desk will tell you where in Skardu you can find it instead.

02

Ten people, and what each of them does

The team behind the front desk

Ten staff run the house. The list below is the whole team — there is no head office behind it and no management company above it.

The team

Host & Owner (1)
Runs the house. Knows every road out of Skardu and when it is open.
Front Desk (1)
Check-in, airport runs, flight watching, Deosai questions, late arrivals.
Kitchen (3)
Balti cooking, breakfast from six, tea whenever you walk past.
Housekeeping (3)
Sixteen rooms, warm floors, clean linen every day of your stay.
Maintenance & Grounds (1)
Heating, water, the generator, and the garden that survives Katpana winters.

03

Katpana: why the hotel is where it is

The location, in drive times rather than adjectives

Katpana is the quiet side of Skardu, out past the airport road and beside the cold desert. The dunes are about ten minutes away on foot or by car, Skardu International Airport is around ten minutes by car, and the bazaar and Kharpocho Fort are fifteen to twenty.

That matters most on arrival and departure days. Flights into Skardu run on a visual approach and move with the weather, so being ten minutes from the terminal means you can sleep until the call comes rather than sit in a departure hall from five in the morning.

It also puts the Deosai road on the right side of town. The Satpara road out toward the plateau leaves from this side of Skardu, which is why our breakfast starts at six.

04

The kitchen and the garden

Balti food cooked by people from here

The kitchen team is from Baltistan and cooks the way people here eat: mamtu, prapu, apricot soup, walnut bread, and whatever the garden gave us that week. Breakfast starts at six for early flights and tea is available whenever you walk past.

The garden survives Katpana winters because one person's job includes keeping it alive. It is the reason the property reads as a resort rather than a roadside hotel, and it is where most guests end up in the late afternoon.

How to reach the front desk

One number, answered by us

The number is 0310 0973119, in international format +92 310 0973119, and the same number takes WhatsApp messages. It rings at the front desk, which is staffed twenty-four hours a day, every day of the year.

We take direct bookings on that number, and we are also listed on Booking.com, Agoda, Tripadvisor, Skyscanner and Marvelous Holidays. Direct is simpler if you want to ask about a road, a driver, an early breakfast or a late arrival at the same time as you book a room.

If something on this site is wrong or out of date, that number is also where corrections should go. How we handle them is set out in our editorial standards.

Call the front desk and speak to whoever is on shift. There is no call centre.

Questions

Questions about the property

Sixteen, and that is the whole hotel. They come in two types: the Deluxe Double Room, which has one double bed, a balcony, air conditioning, a private bathroom with bath and shower, a flat-screen TV, a desk and a dining table; and the Economy Single Room, a single bed with free WiFi for one guest. Current nightly rates for both, and how they change with the season, are listed on our room rates page rather than quoted vaguely here.

Rooms & prices

That is the entire operation. If you want to know whether the Deosai road is open, whether the heating works in February, or whether a driver is free on Thursday, the answer comes from someone who was in the building that morning.

Everything published on this site about roads, seasons and timings comes from the same source, and where we cannot verify a figure we say so rather than guessing.
